House Technology Advances and Sales in Today's House Market

By Rich Martin

In today's housing markett, the technological advantages of any specific home are as closely considered as more typical items like square feet location, floorplan, etc..

According to a survey of Realtors, conducted by the Consumer Electronics Association, the sale of home cinema, home security, home automation, energy management systems are selling at a far greater rate than previously.

In a publicity release, CEA employee Rhonda Daniel claimed that the relationship between advanced home technologies and real estate is a close one. She added that, even though the market needs to rebuild itself some before these technologies begin to play a larger role in the sale of homes agentsmust be familiar enough with these technologies to discuss with their clients about them.

The survey indicated that the number of agents involved in the purchase, sale or show of a home equipped with advanced technology has dramatically increased in the last two years. As a Houston Heights Realtor I have found that new properties must have the latest technologies.

The proportion of agents involved in showing integrated systems were much higher than in prior years. For example, agents showing houses with monitored security systems were around 93%; those showing home theater or home theater-wired were 89%; those showing houses with energy management systems are 51%; and those showing houses with home automation and management systems were 54%. Accordig to the same survey, 68% percent of the realtors interviewed accept that these home technologies will play an increasingly significant part in the sale of these properties within the next half decade. In order to take advantage of the eventual recovery the market will go through, sellers should start to make preparations for that eventuality. If the CE industry wishes to prove that it can be a competent partner, then providing realtors with the data regarding the details and possible benefits of these new technologies wouldn't go amiss.

Approximately 2/3 of the agents interviewed stated that their customers were enthusiastic about the houses containing these technologies. Given this information, individuals who are considering selling their houses should consider upgrading their homes.

If you're not prepared to go thru all the hassle of installing all this technology, then you may opt to prepare your home for these technologies by installing additional electric outlets, cable lines and telephone outlets. The lack of the latest technology could be a let down for potential buyers.

Think about these things before listing your place for sale.
