Information For Evaluating And Purchasing Texas Properties

By Steven Johnson

When looking for property, whether with an established building, house or otherwise, it is important to assure the land belongs to the seller. While there are a number of Texas properties currently available for sale in Texas, all of part of some lands may belong to the State. One way this can be accomplished is by viewing property records in the county where the property is located.

The Lone Star state often offers the most private land for sale in comparison to other states. While public lands exist, others tend to host more national and state parks than Texas. While this is the case, states like New York, California and the Pacific Northwest still tend to rate higher in overall population counts.

Texas is also one of the few states in which property rights are often shared. Another reason to peruse county records is because a large percentage of land in Texas either is, or has been used in the oil and gas industry. While some of these lands may have substantial acreage, there is also a chance that there could be left over oil and gas equipment along with natural gas and drilling sites which may not have been capped after usage.

Individuals looking to obtain property related to the oil and gas industry want to buy while gas prices are low. Whereas, those looking to sell off any land want to do so when prices are high. While this may create a bit of an influx, there are always emergencies where individuals need to sell regardless of price.

A number of factors can effect the cost of a home or land. These include, where the property is located, if there are any mineral, royalty or working interests, the amount of acreage and whether there are any existing buildings whether that be a barn, garage, home or workshop. Prices can also range widely depending on the landscape, style and lay-out of any homes or other buildings which remain on site.

Rural land prices have increased drastically in recent years. These values are often based on several years of ownership and improvement. When it comes to oil and gas lands and leases, values often depend on the number of minerals per acre, the amount the owner receives in royalty payments with a three-year projection on income related to any ongoing working interests.

A number of residents now work to promote a sense of state pride in a number of areas, local cuisine being one of the most popular. With New Mexico to the north, and Mexico to the south, the state has a very diverse diet. Whether desiring Mexican, Tex Mex, Bar-b-que or seafood, these and other cuisines can be found in many different restaurants and markets.

The most important decision a buyer need make is where to purchase a piece of land. There are several different geological regions in Texas which host different types of businesses, cultures and cuisines. Whether looking for a place to build a church, graze cattle, raise children, attend college or open a restaurant, Texas often has something for everyone.
