Various Information On Building Defects

By Craig Nisbett

Buildings that meet satisfactory qualities are those which are located at the right places, tend to fit well into the surroundings and have the ability to offer adequate facilities and space. Their being satisfactory also implies they have protection against adverse conditions of the weather as well as other undesirable external conditions. For adequate meeting of such conditions, it would take some time for complete construction. Certification and approval takes quite a while. Building defects mostly affect structures that are constructed without following the right instructions.

Buildings constructed in places that have moist conditions are likely to suffer from fungal stains as well as harmful growths. The thriving of fungal stains is encouraged by humid conditions and places that do not have adequate ventilation. Creeping plants and ivy plants are some of the examples of growths that are harmful. The surfaces on which they grow include gutters, walls and roofs. Their healthy growth is encouraged by dirt penetrating joints and small openings on walls.

When such joints and walls create suitable conditions, seeds tend to grow in them. The roots of crops are able to deeply penetrate into the existing holes, bringing about cracks and penetration of water. If not well controlled, this can be a major problem in a structure, leading to big cracks that pose a lot of danger.

Erosion of mortar joints is yet another common defect. Mortar joints are mainly used to even out any irregularities found in individual blocks or stones. Mortar joint erosion is majorly brought about by crystallization of salt, scouring action of wind and dampness caused by water penetration. To get rid of decayed mortar, one can forcibly do so using mechanical discs, or do so manually by raking using a knife.

With regard to painting of surfaces, there is the possibility of surfaces getting their paintings scrapped off with time. Most of the time, paint gets peeled off from plastered walls than most other types of walls. Moreover, moisture and damp surfaces tend to accelerate peeling off. For buildings around the sea, the threat is even bigger, with acidic conditions and a lot of wind that is found in such environment.

Air conditioning systems are an integral part of most structures. They serve to bring about a balance in the temperatures of rooms and buildings as a whole. However, they are also a source of defects. The air that they produce is much drier and cooler. This may lead to building materials shrinking adversely. In addition, condensation may result, bringing about build-up of moulds.

The backbones of most buildings are their foundations. The foundation serves to support the various loads of the entire structure. Foundations may be weakened by damp conditions, something that may lead to the building collapsing. Before laying focus on other aspects of a building, the foundation has to be very durable.

It would be difficult talking about building defects without mentioning insect and termite attacks. Timber if not treated is prone to termite attack, leaving them weak. To prevent termite and insect attacks, fumigation is necessary.
